Horizon Hills is an incorporated township of 1,200 acres (485. 6 ha) located in Iskandar Puteri, Johor Bahru. The project, now in its sixteenth year, is 60% complete and has a gross advance cost of RM6 billion ($1. 7 billion). -The density progression includes thirteen neighborhoods, adding bungalows, townhomes, clustered and connected. The centerpiece of the progression is the par-72 18-hole personal golf course.
Horizon Hills, a joint venture between two leading indexed Malaysian developers, Gamuda Land and UEM Sunrise, has won inquiries from Singaporean buyers since the reopening of the Singapore-Malaysia borders in April 2022. The launch of its newest phase, Morrinsville, features similar homes. Array recorded several purchases from Singaporean buyers.
Real estate values in Horizon Hills have reportedly appreciated more than 50% across all asset classes, with an average value expansion of 60%, according to a Horizon Hills spokesperson.

Over the years, Horizon Hills has had a community. In addition to housing, it has retail and advertising services, such as food service establishments, supermarkets, and convenience stores. Residents will enjoy a greater diversity of amenities when the upcoming Horizon Mall and Horizon Square are complete.

It also has educational establishments such as Invictus International School and SJK Ming Chih, a number one school in China.
At least 60% of the Horizon Hills site is dedicated to landscaping, and over the years, more than 60,000 trees representing more than 30 species have been planted in the township. The developer has also preserved the site’s herbal hilly terrain.
In Horizon Hills, about 60% of citizens are Malaysians, Singaporeans make up 28%, while expats from Australia, China, Indonesia, Japan, Korea, and the United Kingdom make up the remaining 12%.
About 70% of the homes in Horizon Hills are owner-occupied, and among them are Singaporeans and expats who cross the Causeway daily. An additional 20% use their assets as a weekend and the remaining 10% are investors.
However, some need to enjoy the way of life by renting an asset there. Land rental rates in Horizon Hills range from RM2,000 to RM18,000, depending on the type of asset and the characteristics of the furniture offered.

“The majority of buyers in Horizon Hills are those who come from the neighborhoods and spaces surrounding Johor Bahru,” says a Horizon Hills representative. “Only a few sales come from tenants moving from renting to owning in Horizon Hills. “
Recent transactions imply that more than 75% of buyers are Malaysians residing in Singapore, as well as Singaporeans and expats buying assets in Horizon Hills as a weekend residence. Some buyers are retirees, and Horizon Hills is their number one residence.
The favorable exchange rate between the Singapore dollar and the Malaysian ringgit also presents a buying opportunity for those operating in Singapore. According to Horizon Hills, all of the homes featured have sold with the exception of the D’Suites condo, which is 70% occupied.
In Horizon Hills, new two- and three-story townhomes in Kingswood and townhomes in The Peak will debut in the coming months and are expected to be completed in the next two years.
“Demand for Horizon Hills remains strong, as evidenced by the previous launch in May and July 2023, which sold out within two months,” the Horizon Hills spokesperson said. “Whether completed or still under construction, the homes continue to attract interest from local and foreign buyers. “
