There are many things long-term homeowners want to do when looking to buy a home. Even after selecting your favorite neighborhood, you need to think conscientiously about what type of home you prefer. Apartment, townhouse or single-family house?Ranch style, two-story or two-level?Garage or garage? While some buyers prefer the character and charm of old homes, the new structure has many advantages. Older homes incur higher anticipated maintenance costs, while new construction is expected to have new systems and features that likely won’t want to be replaced for years. New homes also tend to be more energy efficient, which can help you save on application costs in the long run.
According to a 2021 survey through the National Association of Home Builders, 60% of prospective buyers prefer new homes to existing homes, the ratio since 2007.
The increased demand for a new structure can make it difficult to secure a newly built home. While new home production accelerated after the COVID-19 pandemic, housing starts fell in December 2022 compared to last year, as homes have become more expensive and of greater interest. The rates spooked buyers.
Of course, the state’s real estate market is different. Portland Real Estate collected data from the Census Bureau to see which states have the highest percentage of newly built homes. The information comes from the 2020 Five-Year American Community Survey. States are ranked based on percentage of the total number of housing complexes in the state that were built after 2014. The percentages shown are rounded to the nearest tenth of a percent. According to ACS 2020’s five-year estimates, 4. 8 million homes have been built since 2014, or about 3. 5%. of housing in general.
