Chinese tech multinational Alibaba and a consortium led by Singapore-based real estate company Perennial Holdings are forming a joint venture to build Singapore’s tallest skyscraper.

It will be built on 8 Shenton Way, the site of the former 50-story AXA Tower in the Central Business District, opposite the Tanjong Pagar MRT.

Alibaba Group bought a 50% stake in AXA Tower during the pandemic in May 2020, valuing the assets at S$1680 million. It is a key tenant of the existing tower.

On July 7, the URA gave the green light to a 63-story mixed-use progression with a maximum height of 305 meters, the one never granted to Singapore Height Datum (SHD) for developers in Singapore’s history.

In comparison, the Guoco Tower, which lately bears the name of the tallest building in Singapore, rises to a maximum height of 284 meters. The new tower will be almost 7. 4% taller. Both towers are connected to the Tanjong Pagar MRT station.

Originally built in 1986 as a Treasury building, the AXA Tower is lately the tallest cylindrical construction in the world. The new skyscraper will consist of commercial, hotel and residential units.

The long-lived tower sits on an extension of nearly 118,230 square feet with a parcel ratio of 13. 51, giving it a maximum total allowable gross land domain (GFA) of approximately 1,597,905 square feet. An additional 25% GFA of 310,350 square feet is included in the CBD incentive program.

The initiative presented in 2019 to inspire the former CBD working buildings to be remodeled in mixed-use advances to inject more diversity and dynamism into the region to make it a genuine top-notch property.

946,863 feet (59%) of the 63-story block will be dedicated to advertising space, with retail and dining options operating in Basement 1 and on the first and second levels. More than a portion of the project’s GFA is expected to be handled through offices

Above the offices will be a small organization of 11 hotel suites of more than 72,925 square feet (4. 5%), with 215 residential apartments with panoramic terraces occupying 531,961 square feet (33. 2%) above the suites. The rest of the area (3. 1%) is allocated to services such as residential and hotel balconies, indoor recreational regions, and rooftop cooling (ORA) regions.

Planning permission for the new GFA ORA is granted for ten years, on July 7, 2022.

With a balance of 59 years (from July 1982), the new assignment will pay an extension of the lease in its entirety for up to 99 years.

It is expected to be completed until 2028.

It is well connected via a handful of MRT stations: Tanjong Pagar MRT (182 m) is connected via an underground pedestrian link, while Prince Edward MRT (281 m), Telok Ayer MRT (305 m) and Shenton Way MRT (451 m) are just a short walk away.

Residents can enjoy the amenities of Cold Storage Altez or China Square (331 m) or FairPrice Finest in Finest Amara (421 m).
