THE NUMBER of holiday apartments available in Spain has reached a new record: 340,424 apartments available for a total of 1. 7 million beds.
This is revealed by the latest information from the country’s National Institute of Statistics (INE), reported through the Spanish newspaper El País.
The figures correspond to the month of August, and represent the highest ever number since records began in 2020.
Of course, the body of knowledge is distorted by the effects of the Covid-19 pandemic. The number of apartments decreased between 2020 and 2021, but in 2022, the number of short-term rental features, such as Airbnb, increased more and more through 9% between 2022 and 2023.
All the autonomous communities registered an increase, with the exception of the Balearic Islands, which registered a slight decrease of 0. 2% compared to El País.
The largest increase was seen in the northern region of Asturias, with a 15% increase between 2022 and 2023, followed by Galicia and Murcia, which recorded a 13% increase.
The INE data also show which municipalities have the highest proportion of tourist flats for rent in relation to the total stock of assets.
Topping the list is Yaiza in Las Palmas, where 22% of homes are available for rent, followed by La Oliva, also in Las Palmas, with 21.5%.
In absolute terms, Madrid has the highest number of apartments for rent with 14,133 for a total of 51,265 beds, followed by Barcelona with 7,531 flats and 36,122 beds, and finally Valencia with 5,892 flats and 23,310 beds.
