NUR-SULTAN. KAZINFORM A new report from Kazakhstan’s popular real estate internet portal Krisha. kz shows a slowdown in costs in the secondary real estate market.
Positive momentum was observed in 10 municipalities in the country, while a drop in costs was recorded in 7 municipalities. Since April 2022, housing source costs have not significantly replaced, in the past the monthly average of construction was 2-3%. it is due to the suspension of the implementation of the government’s retirement savings program and the seasonal calm of the market. Prices go up a bit and then go back down.
A maximum accumulation of 2. 2% (293,875 tenge in line with the unit area) recorded in Taraz.
Almaty occupies the current position with a construction of 1. 5% and the average value in Kazakhstan – 652,625 tenge per 1 m².
Kyzylorda ranks third with an average construction value of 1. 2%, up to 228,450 tenges per 1 m².
The cities of Aktau and Kostanay recorded a 1% increase in bidding costs: 289,875 tenge and 364,700 tenge per 1 m², respectively.
The minimum construction value recorded in Atyrau (0. 7 %, 367 400 tenge equivalent to 1 m²), Karaganda (0. 4 %, 375 250 tenge equivalent to 1 m²), Nur-Sultan (0. 3 %, 473 950 tenge equivalent to 1 m²). 1 m² ), Aktobe (0. 2%, 271,175 tenge per 1 m²) and Shymkent (0. 2%, 414,900 tenge per 1 m²).
The city of Taldykorgan observed a decrease in space costs for the third consecutive month (-3. 3%, 312,600 tenges consistent with 1 m²).

The most expensive apartments in the secondary housing market in July were introduced in the cities of Almaty, Nur-Sultan and Shymkent. The cheapest are in Kyzylorda, Aktobe and Aktau.
Since January 2022, average space costs have increased by 7% nationwide. The maximum construction recorded in Semey (-16%) and the minimum construction recorded in Taldykorgan (-1. 3%). Nur-Sultan, Almaty and Shymkent saw space costs increase by 5. 6%, 4. 2% and 8. 1% respectively.
Secondary space values in Kazakhstan have increased to 22 percent in one year. There was a maximum value increase in Aktobe (31. 1%) and a minimum growth observed in Taldykorgan (11. 8%). Prices in Nur-Sultan increased to 23. 9%, almaty to 29. 4% and Shymkent to 24. 6%.
