Henry Ford Village, a 1,038-bed non-profit procedure care retreat network (CCRC), filed a Chapter 11 bankruptcy claim.
The specter of monetary misery has hovered over the housing industry for the elderly since Covid-19 began sweeping the United States last spring, hitting suppliers under enormous operational and monetary pressure. Suppliers who were put under control before the pandemic were especially vulnerable. Ford Village is another example, as Covid-19 has exacerbated existing monetary demand situations and created a “perfect storm” for the CCRC, according to court documents.
The CCRC campus is located at Henry Ford’s birthplace in Dearborn, Michigan. The network was originally developed through Erickson Retirement Communities in the early 1990s and was acquired through Henry Ford Village (HFV) in 1998. Des Moines, founded in Iowa, Life Care Services began operating CCRC in 2010 and remains the control company.
Over the years, a number of demanding situations have harassed Henry Ford Village, leading to increased responsibility for access fees, according to Chapter 11 documents. These demanding situations included the creation of superior competence; the housing crisis of 2008 and the Great Recession; and the bankruptcies of General Motors and Chrysler, which reduced the number of seniors who had to sell their homes and move to HFV.
Henry Ford Village began to face legal action by parties seeking reimbursement of their refundable access fees. An action of elegance filed in 2014 resulted in an agreement reached in precept in 2019, according to which HFV and other defendants had to pay $800,000.
That’s the scenario when Covid-19 hit. As the pandemic disrupted money markets, HFV was unable to complete a planned refinancing, while Covid-19 also raised operating prices and hindered occupancy. In early October, HFV won a default on its bonuses. HFV filed a movement seeking an exemption from paying the elegance action agreement, and the court dismissed that move on October 22. The resolution prompted the submission of Chapter 11, according to judicial documents.
As of October 28, Henry Ford Village had a notable primary legal responsibility for his bond debt of approximately $52. 3 million.
Under the coverage of the Bankruptcy Act, the CCRC intends to remain fully operational – on a pandemic basis – while carrying out a monetary restructuring, which may come with the search for a strategic or monetary acquirer or sponsor.
“This monetary restructuring will enable us to achieve our objectives while serving our citizens with the highest level of service and attention, and through the provision of the resources, aids and appliances they have learned to enjoy and count on maintaining protection. COVID-19 protocols,” CHIEF Executive Bruce Blalock said in a press release. “We are incredibly grateful to our workers, who have worked tirelessly to reshape our operations despite the pandemic, and we are confident that they will continue to have the interaction of citizens in new, exciting and safe tactics in this process.
